Basic (room names, dimensions and total area) or detailed (walls, doors, windows and fixtures), ready for listings and brochures.
Landscape Plan
The whole lot drawn: lawns, gardens, trees, paving, decks, pools and fences, so buyers see the outdoor space too.
House & Land Measure Up
An on-site visit to measure every room, the building footprint and the property boundaries.
3D Views
Rendered perspectives and bird's-eye views of the home and garden that bring a plan to life.
DWG Model
An editable CAD file of the existing house and site, for builders, designers and renovators.
RVT / DWG / IFC Model
A full 3D BIM model in Revit, CAD and open IFC formats, ready for architects and consultants to build on.

Starting rates assume a small, uncomplicated home and good source information. The measure up is charged separately unless it is part of a package. One round of minor revisions is included. Turnaround begins once all required information is received and your booking is confirmed.

Packages assume a small, simple single-storey home with accessible areas, and include local travel. A fixed quote is confirmed before any work begins.

Based in Burleigh Waters, serving the Gold Coast and Brisbane. Distance is the one-way driving route.

- Pricing
- Rates shown are starting prices. Your fixed quote confirms scope, property complexity, source information, travel and deliverables. No GST is charged.
- Measurements
- Handheld measurements and indicative levels for preliminary documentation. Not a cadastral boundary survey, certified levels or structural inspection. Boundaries are indicative unless based on registered survey information.
- Your information
- Accuracy depends on the plans, photos, measurements and surveys you supply.
- Revisions
- One round of minor in-scope revisions is included. Any errors on my part are corrected free of charge.
- Use of drawings
- For marketing, existing-condition reference or preliminary planning. Not certified for construction, approvals, boundary determination or structural design unless agreed in writing.
- Payment
- 50% deposit before work begins, with the balance due before final files are released.
- Extras
- Extra site visits, rush delivery, extra views and additional documentation are quoted separately.
